Key home improvement trends for 2012

While there are new home improvement trends every year, some contain drastic alterations. During 2012, many property owners invested in their houses by starting or completing various projects to raise their property values.
Three popular home improvement trends include:
• First-floor laundry room
• Energy-efficient technology
"We are all aware of the effect that the economy and housing market have had on home values over the last several years," said improvement lending expert Brian Harvey. "Many homeowners have turned to expanding and improving their existing living space as opposed to old habits of selling and buying a bigger and/or newer home. Home improvement loans have typically been used for your more traditional projects such as windows, siding, and roofing. Though these mainstay projects remain popular, projects such as adding a deck, renovating a bathroom or kitchen, and converting to energy-efficient technology have increased. Homeowners are finding that interior renovations and exterior additions such as a deck will help promote functionality of the home and the ability to entertain. Homeowners are also seeing the advantages of energy-efficient technology by way of tax advantages, rebates, and reductions to their own energy costs."
Although there are certain home improvement projects that were popular during the course of 2012, there are other updates that are timeless. For example, two of the most popular home improvement projects with strong returns are kitchen and bathroom updates.
