Anyone who has ever embarked on a home improvement project before probably had to deal with advice on a hundred different potential renovations. When it comes to improvements that add the most value, the rules always seem to be changing. Some things, however, never change.
The kitchen, for instance, continues to reign supreme. According to Consumer Reports, a modern or updated kitchen is still by far the most important feature when considering a home purchase. Simple additions, like stainless steel appliances, quartz countertops or even just a fresh coat of paint can boost a home's value by up to 7 percent.
Energy usage is nearly as important, particularly to millennial buyers. Bankrate reported that millennials now account for the largest portion of the buyer market - larger even than Generation X - which means that energy efficient home improvements can be particularly valuable.
Not only will installing high-efficiency windows and switching to LED lights lower your energy bills, they can improve your home's listing price by 1 to 3 percent. In other words, there's no reason not to obtain home improvement financing and put it toward cost-saving, value-adding measures.
